These are fabulous programs that distribute billions of non repayable free government money to taxpaying American citizens to repair or remodel their homes to the extent of their choosing. This form of government financial aid is not only available citizens who are in need of repairing the homes they live in. There is a variety of home improvement grants designed to help those who are embarking on building repairs as a form of profit generating business. Thousands of up and coming real estate developers have gotten off to a profitable start by using home improvement grants as well.</p>
<p>Have you ever heard of Donald Trump? Yes, even &#8220;The Donald&#8221; got his start in real estate by taking advantage of government funded home improvement grants, business grants, and home buyers grants. And he still does.</p>
<p>The government has a great interest in urban development. Making our communities more attractive and desirable increases property values, which in turn helps the economy, ultimately leading to more taxes paid to the government. <p>Whether you are a home owner, a landlord, or a tenant, we all know that the more updated and attractive the property or rental unit, the higher the cost of rent will be. Many landlords realize that the slightest bit of redecorating or remodeling can significantly raise the amount of rent you can expect to collect from current or potential tenants. Of course we also know that there is a financial investment to be made when embarking on home improvement projects, but they pay off for landlords and property owners month after month in rent.</p>
<p>What many landlords don&#8217;t know, however, is that the costs of these rent increasing rehabilitation projects can be completely absorbed by the government. You can apply for and receive several home improvement grants that can pay for a great deal of your remodeling or redecorating expenses. In some cases, home improvement grants can completely finance these projects.</p>
<p>Imagine being able to add an additional room to a rental unit. Generally, an additional room should enable you to increase the rent for the property by one to two hundred dollars. Let&#8217;s say you then decide to upgrade the heating and ventilation system to central heat and air. There&#8217;s another fifty to one hundred dollars a month you can tack on to the monthly rent. <p>Now let&#8217;s do the math. You&#8217;ve just added three hundred and fifty dollars to what you&#8217;re already receiving in rent for one unit. Not a bad investment is it? Now imagine receiving government funded home improvement grants to finance these projects. You&#8217;ve just made three hundred and fifty dollars per month, for as long as you own that building, with absolutely no cost to you what so ever. You can apply for and receive a home improvement grant for any and every single one of those projects. And then apply for more home improvement grants for more projects.</p>
<p>Any landlord who doesn&#8217;t look into the possibilities of acquiring home improvement grants is loosing hundreds of dollars in rent money and equity in their property with each passing month.  If you are a landlord, why not make your property more valuable and your tenants more willing to accept a rent increase. And why not get home improvement grants to finance it and let the government foot the bill while you&#8217;re at it?</p>

I also would be putting nearly eleven thousand dollars into my own property, rather than handing over nine hundred dollars every month to my landlord.</p>
<p>I just signed a year long lease for the &#8220;apartment of my dreams&#8221;. Shortly after moving in, I began finding multiple construction and maintenance issues. My landlord is less than motivated to lift a finger or invest any money into improving the property, so in efforts to make it livable for my family, I reluctantly proceeded with repairing and redecorating the unit myself. Several hundred dollars later, I began exploring the options of home improvement grants in hopes of persuading my landlord to find free government funding to help rehab this money pit!</p>
<p>I love redecorating and making it <em>look</em> like my own, but it&#8217;s still <em>not mine</em> so why invest? Anyway, to my astonishment I discovered that there are a significant number of first time home buyer grants that I am eligible for. I had no idea that all it took was a well written proposal and some patience and determination to acquire enough first time home buyer grants to completely finance the down payment for the purchase of a new home. If I had known this, I certainly would not have just signed away twelve months and eleven thousands dollars in rent! Not to mention all the money I&#8217;ve spent in giving this place a much needed face lift!</p>
<p>It really scared me when the landlord mentioned that he didn&#8217;t want to put much work or money into the building because he was considering selling it. This was when I decided it best not to spend any more of my own money on repairs and try to direct him to home improvement grants. Once I stumbled upon the concept of first time home buyer grants, I formed a whole new strategy. I&#8217;ll be keeping the whole grant program secret to myself, I won&#8217;t spend a penny, and will still have the beautiful home of my dreams. Ah yes, it will be mine.</p>
<p>Instead of sharing with my landlord the valuable nuggets of information I have found regarding home improvement grants, I will be spending the next twelve months of my lease writing proposals for as many first time home buyer grants as I can find. I&#8217;ll also be lining up home improvement grants for repairs. And do you know why?</p>
<p>Because I am going to buy this building from my landlord using free government money, that&#8217;s why! And then I&#8217;m going to acquire even more free government money to finish what I started and remodel it. But this time, it will be <em>mine</em>!</p>

			<content:encoded><![CDATA[<p>I just got the deal of the century on my new apartment rental, and if my new landlord knew what I do about government home improvement grants, I am certain that I&#8217;d be paying much more in rent than I&#8217;ve negotiated. I am currently renting because as a hopeful, soon to be first time home buyer, I am exploring the options of government grants to help me finance my first home. Accepting the fact that I&#8217;m going to have to start small, I know that I&#8217;ll be buying a &#8220;fixer-upper&#8221;. So I&#8217;ve also researched the availability of home improvement grants.</p>
<p>In the meanwhile, I found a fantastic apartment in a fabulous neighborhood! Seven rooms, tons of space, nice back yard, garage, basement, hardwood floors, high ceilings, natural woodwork and tons of character. Virtually the apartment of my dreams and the closest thing to a real &#8220;home&#8221; until I find that rehab to call my own. Unfortunately, it too is a &#8220;fixer-upper&#8221;. Every key attraction I mentioned needs work, and a lot of it. On the bright side, I was able to strike a deal with the landlord and sign a lease for only $900 per month providing that I do the redecorating and repairs myself. Many of my friends and family are in the home improvement business so I am well taken care of in that area. The repairs are going to cost me very little. However, if I were the actual owner, it would not cost me one red cent! Government funded home improvement grants could have financed all of it. Every penny.</p>
<p>And if my landlord had known about these home improvement grants, he&#8217;d have had all the rehab work done himself and I&#8217;d easily be paying nearly twice the amount in rent! Even though the investment I made in someone else&#8217;s property will pay off for me month after month in reduced rent, and the place is starting to look great, every time I paid cash out of pocket for a repair I wished I&#8217;d owned the place so government home improvement grants could have paid for it.</p>
<p>There are so many different government funded home improvement grants available to American home owners. It is amazing to me that more people are not taking advantage of them. Particularly, landlords with rental properties that are in need or remodeling or repairs.  If you are a landlord who wants to dramatically increase your rental revenues and increase your property values at no cost to you, government funded home improvement grants are definitely the way to go. And if you are a renter who&#8217;s handy around the workbench, don&#8217;t ever tell your landlord about home improvement grants</p>
